From First Conversation to Payment - A Clear, Step-by-Step Guide

Every site is different, but the process is always the same. Here is exactly what you can expect, and when.

Week 1-2

Initial Conversation & Free Feasibility Assessment

We review your land in detail — its size, location, access, and local planning context — and present you with a clear written proposal at no cost or obligation to you. This is your opportunity to find out what your land could be worth.

Week 2-3

Agreeing Your Deal Structure

We discuss the two options available to you — a fixed price purchase for certainty, or a percentage of the planning value for maximum return. There is no pressure and no deadline. We want you to feel completely comfortable before proceeding.

Week 3-7

Appointing Solicitors & Exchanging Contracts

You appoint your own independent solicitor to review and advise you on the Option Agreement. Once both parties are satisfied, contracts are formally exchanged. SXK Group Ltd meets its own legal costs in full.

Week 4-10

Planning Preparation — All Funded by Us

We appoint and manage the full professional team: architect, planning consultant, topographical surveyor, ecologist, arboriculturalist, and highway consultant as required. All fees are paid entirely by SXK Group Ltd.

Planning Application Submitted

Once all drawings, reports, and supporting documents are complete, we submit the full planning application to the Local Planning Authority. We aim to submit within approximately 6 weeks of contracts exchanging.

Week 12-16

post-submission

Planning Determination

The Local Planning Authority considers the application, consults with neighbours and statutory bodies, and issues a decision. Our planning consultant actively manages this stage, responding to any queries or consultee comments on your behalf.

Upon approval

Planning Granted - Completion & Payment

Once planning permission is granted, we proceed to legal completion. You receive your agreed fixed price or percentage sum in full. Your solicitor will oversee the transaction and the funds will be transferred directly to you.
