No — not a single penny. SXK Group Ltd funds the entire planning process from start to finish, including all professional fees, surveys, architect drawings, the planning application fee, and our own legal costs. You will never be asked to contribute financially at any stage.
If planning permission is not achieved within the agreed option period, the agreement simply lapses. You retain full ownership of your land, you have incurred no costs, and you are free to do whatever you wish with the property. The risk is ours entirely — not yours.
Absolutely not. We are interested in purchasing the land only — a portion of your garden or plot. Your home remains entirely yours throughout and after the process. In fact, one of the key advantages of this arrangement is that you can unlock significant value from your land whilst continuing to live in and own your property.
In most cases, the impact on the value of the main house is far smaller than people expect. A well-designed new home on a portion of the garden, built sympathetically to the existing streetscene, typically has minimal negative impact on the value of the host property. In the majority of cases we work on, the combined proceeds from the house and the separately sold land comfortably exceed what could be achieved by selling the whole property together.
From exchange of contracts to receiving your payment, the typical timescale is between 6 and 12 months — sometimes longer for more complex sites. The main variables are the time taken to prepare the planning application (usually 4–6 weeks post-exchange) and the Local Planning Authority’s determination period (typically 12–16 weeks). We will keep you updated throughout and manage the entire process on your behalf.
Yes — and we actively encourage it. You should appoint your own independent solicitor to review and advise you on the Option Agreement before you sign anything. This protects your interests completely. You are responsible for your own legal fees, but SXK Group Ltd will cover all of its own legal costs.
An Option Agreement is a legal contract between you and SXK Group Ltd. It gives us the right — but not the obligation — to purchase your land within an agreed timeframe, subject to obtaining planning permission. During this period, we fund and manage the planning process. If permission is granted, we proceed to purchase. If not, the agreement lapses and you keep your land at no cost to you.
This is something your solicitor will advise you on in detail. In most cases the Option Agreement will be registered against the title to the land, which means any sale of the whole property would need to take account of the agreement. It is important you understand this fully before signing — which is why independent legal advice is essential.
Our offer is based on a thorough feasibility assessment of your specific site, taking into account the likely planning outcome, comparable land sales in the area, and current market conditions. We aim to offer a fair and competitive price that reflects the true development potential of your land. For the fixed price option, you will know exactly what you will receive from the outset. For the percentage option, your return is directly linked to the market value achieved — so the better the planning outcome, the more you receive.
